$1B in Mortgage Records Moves to Injective - Why the PAPL0 Token Is Not Proof of Ownership

Pineapple Financial has placed over $1 billion in residential mortgage record data onto Injective. The data migration volume encompasses 2,079 individual records, up from 1,259 records when the initiative initially rolled out in December 2025.

The pace of data migration paves the way for Pineapple’s target to migrate a total of 29,000 funded mortgage records worth over $10 billion to the layer-1 blockchain focused on financial applications.

However, there is a clear distinction between this database migration project and conventional tokenization business models.

Just Data, Not Ownership Rights

The PAPL0 token issued on the network serves purely to track mortgage records onchain, rather than representing ownership of the loans or the buyers’ physical property assets. Each token unit packages over 500 data points for each mortgage, including loan-level charge details. These hundreds of supporting variables are leveraged to speed up verification, enhance audit trails, and deepen investment risk analysis.

Although the asset grants no rights to physical homes, PAPL0’s market capitalization stands at $1.1 billion. Token Terminal data shows the valuation of the mortgage data-tracking asset has risen 48.2% over the past nine months.

Pineapple’s involvement also goes deeper than standard network infrastructure tenancy. The company established a separate $100 million digital asset treasury reserve in INJ tokens and delegated exchange Kraken as the primary validator responsible for managing their Injective holdings.

Measuring Real Estate’s Share in the RWA Market

Pineapple’s move into property tokenization adds capital to a sector that, according to data aggregator RWA.xyz, has only reached $226.5 million in distributed value. The value of tokenized housing appears modest when compared to the broader Real World Asset (RWA) market, which stands at $38.8 billion across all categories.

Although adoption remains nascent, the movement of real estate into the blockchain ecosystem is expanding across continents. The Dubai Land Department recently launched the second phase of its real estate tokenization pilot program in February, following an initial phase that tokenized $5 million worth of property on the XRP Ledger network.

The progression from multi-million-dollar pilot phases in Dubai to Pineapple’s multi-billion-dollar database deployment marks a maturing adoption curve. Financial players are placing trust in decentralized ledgers not merely as a medium of exchange, but as a permanent archival engine for institutional record-keeping.
